4. Technological Solution
No proprietary token. No crypto knowledge required. Stellar & Ripple rails for tokenized fiat (USDC, EURC) — bank transfer UX with instant finality.
4.1 Non-Custodial Architecture
- Principle: Software + orchestration. Zero funds on our balance sheet.
- Flow: Buyer wallet → Smart Contract → distribution to seller, agency, tax authority.
- Benefit: No counterparty risk. Funds under personal cryptographic control.
4.2 Path Payments
Buyer sends USDC → Stellar & Ripple DEX → seller receives EURC. Same transaction. ~0.1% cost vs. 1.5-3% bank.
Example: British buyer, €280,000 Costa Blanca. USDC → €280,000 EURC in 4 seconds. Agency 3% (€8,400) in the same transaction.
4.3 Smart Escrows
A) Earnest Deposit (Arras)
5-10% in Smart Escrow. Buyer withdrawal: seller keeps deposit. Seller withdrawal: buyer receives double. Completion: released as purchase price.
B) Rental Deposits
1-2 months in smart contract. Automatic return or arbitrator validates retention for damages.
C) New Builds
Advances in escrow until milestones met. Auto-refund on non-delivery. Ley 20/2015 compliant.

- Resolution: Arbitrator signs → smart contract distributes.
- Court: Court order as alternative. On-chain as evidence.
